A practical CEA advertising checklist for property agents

Before you run an ad, check these basics. This is a practical checklist, not legal advice, so always confirm the current rules with CEA.

Before the ad goes live

  • Agent identification. Property ads should show the agent's name, CEA registration number and agency name. Check CEA's current wording.
  • Accuracy. Prices, sizes, availability and features should be true and current. Remove or update ads when a listing changes.
  • No misleading claims. Avoid guarantees, exaggerated results or comparisons you cannot prove.
  • Photos and videos. Use only material you have the right to use, and make sure it shows the actual property.
  • Testimonials and results. Use only real ones, with the person's permission, and say what the result covers.
  • Agency rules. Your agency may have its own approval steps for ads and projects.
  • Records. Keep a copy of each ad and its approval.

Where to check

The official source is the Council for Estate Agencies. Look for its advertising guidelines and practice circulars at cea.gov.sg.
