Guide
Buying property leads vs running your own ads in Singapore
Lead lists and lead services look cheap at first. Here is what to check before you pay for either model.
The models
- Lead lists or databases: contact details sold to one or many agents.
- Pay-per-lead services: someone else runs ads and sells you the enquiries.
- Your own campaign: ads run in your name, and the enquiries come directly to you.
What to check before buying
- Exclusivity. Is each lead sold to one agent or several? Shared leads mean several agents messaging the same person.
- Consent. Did the person agree to be contacted about property, and by whom? Singapore's PDPA applies to how you use personal data, so check the PDPC guidance before using any purchased list. This is not legal advice.
- Freshness. How old is the enquiry? Property intent fades fast.
- Replacement terms. What happens when a number is wrong or the person never wanted contact?
- Proof. Ask for appointment and conversion data, not only lead counts.
Where your own campaign wins and loses
With your own campaign you control the message, the offer and the follow-up, and the leads are yours. It takes longer to start and needs a steady budget and a fast reply. Lists can look quicker, but the quality and consent are harder to verify.
How ZenProp fits
We do not sell lists. We build and run campaigns for agents and pair them with an instant WhatsApp reply. See how that works, or read what lead generation costs.
