How to choose a real estate marketing agency in Singapore

A buyer's checklist for property agents: what to ask, how to compare proposals and what to watch for before you commit your own money.

Disclosure: this guide is published by ZenProp Marketing, which sells lead generation to Singapore property agents. We have not ranked or scored any agency. The criteria below are the ones we would use if we were buying. Last reviewed 7 November 2026.

The short answer

The best real estate marketing agency for you is the one that can show, in writing, who owns your leads, how fast and how well they are followed up, what the total cost is, and how many appointments (not only enquiries) it has produced for agents like you. Rankings and "No. 1" claims do not answer those questions. Evidence does.

Which kind of provider are you comparing?

Agents often compare things that are not alike. Decide which job you need done first.

  • Portal listings and lead products (for example property portals): visibility for a listing, often shared enquiries.
  • Done-for-you agencies: plan, run and improve your campaigns. Fees plus ad spend.
  • Software and CRM tools: you run the ads or the follow-up yourself, with help from automation.
  • Packaged platforms: a fixed package of websites, ads and lead tools, usually with a term of 6 to 12 months.
  • Freelancers: flexible and low cost, but check capacity, continuity and who owns the accounts.

Ten questions to ask any agency before you sign

  1. Who owns the ad account, the leads and the data? You should be able to see the account and keep the contacts if you leave.
  2. Are enquiries shared with other agents? Exclusive enquiries are worth more than shared ones.
  3. What counts as a lead? Ask for the definition: a form fill, a verified phone number, a reply, or an accepted appointment.
  4. How fast is the first reply, and who sends it? Ask to see the actual message and what happens if the lead replies at 11 pm.
  5. What does automation do and what does a human do? You want clear handover rules, not a black box.
  6. What is the total cost? Management fee, media spend, any platform or tool fees, GST, and the term. Ask for it in one line item list.
  7. What is the contract term and the exit? Check the minimum term, renewal, instalments and what happens to your data.
  8. What do reports show? Look for enquiries, qualified enquiries, appointments and attended viewings, with the denominators.
  9. What proof can they show? Real examples with permission, dates, spend and how outcomes were confirmed. Be careful with screenshots that show only cost per lead.
  10. How do they handle CEA advertising rules and PDPA? Ask who approves claims and how consent is recorded.

Compare proposals on cost per qualified outcome

A low cost per lead can hide leads who never reply. Put every proposal on the same line: total monthly cost (fee, media and GST) divided by the number of appointments or attended viewings you can reasonably expect, with the agency's evidence for that number. Our lead cost calculator does the arithmetic from your own numbers, and this guide explains why appointments matter more than leads.

What fits which agent

  • Solo agent starting small: a modest, flexible budget, a short minimum term, and a clear first-reply process. Ask what you get if the first month underperforms.
  • New launch agent: timing before launch day, registration or preview forms, and rules from your agency and the developer about what you may advertise.
  • Team leader: consistent follow-up across agents, lead distribution rules and a handover record. Ask how leads are allocated and who sees what.

Red flags

  • Promises of a fixed number of leads or sales.
  • Case studies with no spend, dates or permission.
  • Unclear ownership of the ad account or data.
  • No stated first-reply process.
  • A long term with no review point.

Where ZenProp fits, and where it does not

ZenProp runs Meta (Facebook and Instagram) campaigns, replies on WhatsApp with an AI assistant, qualifies enquiries and books appointments into your calendar. It suits agents who want ads and follow-up handled together. It is not a portal, a CRM, a Google-Ads-first provider or an estate agency. Compare it with the criteria above, and read how a ZenProp enquiry works before you decide. We do not yet publish a client case study, because we publish one only with the client's permission and checkable numbers.
