PDPA basics for messaging property leads in Singapore

A plain-English overview for agents. This is general information, not legal advice, so check the PDPC's guidance for your situation.

The short version

  • Say what you will do. Tell people when they enquire that you will contact them, and how.
  • Use data for the stated purpose. Contact someone about the enquiry they made, not for unrelated promotions.
  • Respect opt-outs. If someone asks you to stop, stop and keep a note.
  • Look after the data. Keep lead details in your own secure files, not in shared chats or public documents.

Consent on your form

A simple line under the form works: "By submitting, you agree to us messaging you on WhatsApp about your enquiry." Keep a record of when and where each person agreed.

Do Not Call rules

Singapore has a Do Not Call Registry for marketing messages sent to Singapore telephone numbers. Whether a given message is covered depends on its content, how you got the number and whether the person gave clear consent. Read the PDPC's current guidance and, if unsure, take advice.

Bought lists

Using purchased contact lists raises extra questions about how the data was collected and whether consent covers you. See buying leads vs running your own ads.

Where to check

The official source is the Personal Data Protection Commission at pdpc.gov.sg. For ready-to-use messages, see our WhatsApp scripts, which include an opt-out line.
